A portfolio experiencing strong momentum

Marriott reports significant expansion across its EMEA branded residential portfolio. Since late 2023, the company has increased its footprint by 23% in Europe and 59% in the Middle East and Africa, reaching 33 open residences and more than 50 projects in the pipeline across 18 countries.

Nearly twenty new agreements have been signed in 2025, about half of which concern standalone residences. This momentum confirms the rising role of branded residential products in regional development strategies.

As stated by Jaidev Menezes, Regional Vice President Mixed-Use Development EMEA:

“With 25 years at the forefront of branded residences, Marriott continues to drive record residential growth and development velocity across EMEA.”

Strategic developments in key destinations

Several major signings mark 2025 as a pivotal year for the company. Among the most notable projects:

  • Marriott Residences in Budapest, the first branded residence in Hungary.

  • The Residences at The St. Regis Baku, developed by Pasha Real Estate.

  • The Ritz-Carlton Residences at Al Maryah Island in Abu Dhabi.

  • The Residences at The St. Regis Karya Cove Resort in Bodrum, Marriott’s 100th property in Türkiye.

  • JW Marriott Residences at Dubai Islands, the first of the brand in this area.

  • Projects in Saudi Arabia, including The Residences at The St. Regis Jeddah.

Sales have been particularly strong in several markets, with some developments selling at record speed. In Dubai, for instance, Affini — a Tribute Portfolio Residence — sold out within one week of launch.

Demand for residential products associated with hotel brands continues to rise across EMEA. Marriott indicates that two-thirds of 2025 signings belong to the luxury segment, driven by high-value locations and investor appetite.

Coastal resorts, major urban hubs and emerging regional cities are central to the upcoming portfolio. By the end of 2025, key openings will include:

  • The Lucan, Autograph Collection Residences in London.

  • The Residences at The Westin Salgados Beach Resort Algarve in Portugal.

  • JW Marriott Residences in New Cairo.

  • Marriott Residences in Dubai Business Bay.

  • Affini, Tribute Portfolio Residences in Dubai.
