Bob W secures three new properties in Munich

Bob W is widening its network in the Central Europe. The tech-powered hospitality operator has signed long-term leases for three properties in Munich, marking a significant expansion for the company in Germany.

The new additions — Bob W Münchner Freiheit, Bob W Munich Old Town and Bob W Munich Schwabing — will increase Bob W’s presence in Germany to 15 properties, adding 198 units and almost 4,000 square meters of space.

These three properties, which include two former hotels and one aparthotel, will be converted into Bob W’s signature hybrid properties that combine hotel services with the comfort of home. Each location will offer a combination of serviced studios, larger apartments, penthouses and rooms, all incorporating the company’s locally-inspired design and technology-driven hospitality services. These include a digital front desk, self-service check-in and 24/7 remote guest support.

The lease agreements were brokered by Miles Knoll of BNP Paribas Real Estate GmbH, with legal advisory from Prof. Dr. Clemens Engelhardt of Trustberg.

Property Details

Bob W Munich Schwabing: Formerly H’Apato Schwabing, this property features 71 serviced apartments, a lounge and coworking spaces. It is situated in a district known for its independent retailers, street art and cultural attractions. In 2024, the property was awarded a German design award.

Bob W Münchner Freiheit: This former H’Otello Schwabing offers 71 rooms in an area popular with visitors and digital nomads.

Bob W Munich Old Town: Situated in Munich’s historic Old Town, this property — formerly the H’Otello Lehel — offers 56 rooms within walking distance of medieval markets, beer halls and restaurants.

“The locally inspired, design-led and quality-driven hospitality of the properties aligned perfectly with Bob W, making the partnership feel right from the start. We are humbled to continue the H’Otello/H’Apato story, upholding these principles and honouring the legacy with great care,” said Niko Karstikko, CEO and co-founder of Bob W.

All three properties are owned by a private landlord.

These additions are part of Bob W’s broader expansion strategy in the DACH (Germany, Austria and Switzerland) region. Germany remains a key focus for the company, which plans to grow its presence in major cities like Bonn, Berlin, Stuttgart, Lübeck, Cologne, Dortmund and Hamburg.

“We’re keeping our eyes on more opportunities in the DACH region, ready to transform potential assets into signature Bob W properties while continuing to deliver an outstanding experience for our guests,” Karstikko said.

Launched in 2019, Bob W currently operates in 18 cities across 10 countries and continues to expand its portfolio in Germany and beyond. The company is actively seeking new partnerships with landlords and asset managers to secure more lease agreements across Europe.
