Ascott strengthens its presence in Morocco with six new locations and over 600 rooms

The Ascott Limited is continuing its expansion in North Africa, with a particular focus on Morocco, a rapidly growing market both touristically and economically. This expansion is based on three international brands: Citadines, Ascott Hivernage, and The Unlimited Collection.

The recent opening of Citadines Almaz Casablanca, a 61-apartment aparthotel, marks the beginning of this expansion, followed by the signing of Citadines Bab Tangier, set to open in 2027. The latter, located near Tangier airport, will feature 130 apartments and aims to cater to the growing demand from business travelers and tourists.

As part of this strategy, Ascott plans several other openings in the coming years, with properties in Casablanca and Marrakech. Among them are Citadines Connect Belvédère Casablanca (Q4 2026), a 60-unit business hotel, Citadines Racine Casablanca (Q3 2025), a 123-apartment residence, as well as Ascott Hivernage Marrakech (Q4 2026), a 100-unit complex, and The Unlimited Collection Marrakech (Q4 2026), a 90-room lifestyle hotel.

Morocco is experiencing sustained tourism growth, with 17 million visitors in 2024 and projections of 20 million in 2025. In this context, Ascott is increasing its presence by establishing properties in strategic areas of the country.

This North African expansion, which represents a 30% growth compared to 2023, strengthens The Ascott Limited’s position as a key player in the regional hospitality market. The group is expanding its global portfolio to 40 properties and over 5,800 units across the Middle East, Africa, and Turkey.

Founded in 1984, The Ascott Limited operates more than 980 properties across over 230 cities and 40 countries. It offers a wide range of services including serviced residences, coliving spaces, hotels, senior living accommodations, and student residences.

The group owns several brands, including Ascott, Citadines, lyf, Oakwood, Quest, Somerset, The Crest Collection, The Unlimited Collection, and Préférence. It also operates a loyalty program, Ascott Star Rewards (ASR), which provides benefits to members.

A subsidiary of CapitaLand Investment Limited, Ascott manages its portfolio through CapitaLand Ascott Trust and private equity funds, while collaborating with a network of partners to manage its properties and optimize real estate investments.
