ipartment GmbH is expanding in southern Germany with a new project in Stuttgart-Nord that combines serviced apartments and a B&B hotel under one roof.
A new mixed-use building featuring 64 serviced apartments and a B&B Hotel is scheduled to open in Stuttgart-Nord in the third quarter of 2027. The project, located at Heilbronner Straße 324, is led by Cologne-based serviced apartment provider ipartment GmbH and supported by a local family office developer. Architectural planning is being handled by Marggraf Architektur from Esslingen.
The development will comprise a seven-story structure. The upper three floors will house the ipartment units, while the lower four floors will accommodate the B&B Hotel. Each concept will have its own entrance, lobby, and lounge to ensure operational independence.

The 64 ipartment units will be delivered furnished and will come in three categories ranging from 22 to 45 square meters. The building is designed to meet GEG 40 energy standards, prioritizing sustainability and efficient operation. This focus is expected to reduce operating costs while providing enhanced living comfort.
The site benefits from strong public transport links and proximity to major infrastructure such as the B27 highway. It is also near amenities including the Milaneo shopping center, Killesberg Park, and the city library at Mailänder Platz.
