Travel intelligence platform, Mabrian, has announces the launch of a new tool to monitor and regulate short-term rentals (STRs). 

This solution enables comprehensive and detailed analysis of STR offerings in a given destination, providing key actionable insights such as location, number of beds, property categories, license status, listing quality, and more. 

This data is crucial for effective management and decision-making by both tourism and urban planning authorities.

“This tool provides public administrations and destinations with the means to regulate tourist accommodation services, leveraging technology to support existing regulations, promote coexistence between tourists and residents, and ensure lodging quality,” said Carlos Cendra, partner and director of marketing and communications at Mabrian, part of The Data Appeal Company – Almawave Group.

Ibiza is the first destination to implement the expanded capabilities of this tool. Since May 2024, the island has been integrating tourist intelligence with official data sources to automate the detection of unregulated tourist rentals. 

In fact, this tool is one of the most crucial instruments used by the illegal Short Term Rentals Taskforce in carrying out its mission, “no other than combating unlawful tourist accommodation – a top priority for the island’s government,” said Mariano Juan, vice president at Consell de Ibiza and tasksforce’s executive officer.

Ibiza is pioneering data intelligence implementation in public administration procedures and operations aimed at managing and regulating short term rentals. 

As Consell de Ibiza representative states: “This resource has been instrumental in promoting the Working Group to Combat Illegal STRs,” a body comprising of island’s administrations, the Balearic Government, tourism industry associations, unions, and major platforms for short term rentals, “which are fully committed to strengthening Ibiza’s regulated and high-quality accommodation offering.”

“Short term rentals play a crucial role in diversifying destinations’ lodging options, attracting a wider range of travellers, and stimulating local economies. 

Therefore, we must not overlook its value. However, STRs must adhere to established standards and regulations to ensure a structured and high-quality offering,” said Cendra.  

The tool features filters to classify properties based on four types of non-compliance, and to identify either low quality or unregulated accommodations. This functionality enhances traceability and expedites regulatory enforcement, strengthening collaboration between tourism and urban planning authorities.

The control panel offers deeper analytical insights, including filters to classify accommodations into up to 53 categories, create lessors’ profiles by tracking the number of properties they manage, determine for how long listings have been available, and analyse guest sentiment and satisfaction.

Mabrian’s new tool is continuously evolving to equip local, regional, and national administrations with effective instruments for monitoring and regulating short term holiday rentals. 

Future updates will integrate the unified national registry of short term rentals licenses, set to take effect in July this year. 

Additional data layers will be introduced to further refine accommodation management strategies for this particular lodging type, and will also automate monitoring processes, and consider analysis models based on sustainable management criteria.
