Rooms 36, a boutique guest house and lifestyle business in Keswick, has been brought to market with an asking price of £850,000.

Located near to the shores of Derwentwater and five minutes to Keswick market square, Rooms 36 is a well-established guest house. 

The site is said to be in turnkey condition, and has recently undergone a full refurbishment. It attracts high levels of tourist trade all year round, with high levels of repeat custom.

The end-of-terrace Victorian property contains six king-sized en suite bedrooms, set over five floors, along with a modern breakfast room. The property also offers a two-bedroom owners’ accommodation.

Rooms 36 has been owned and run by Andy Peters since 1989, who now wishes to step back and retire. 

He said: “After 36 years at Rooms 36, I am now looking forward to retiring. It has been my pleasure to play host to thousands of guests over the years, who come to enjoy both the stunning scenery and landscape in this area, and all that the wonderful town of Keswick has to offer. 

“It is time for me to pass the business on to new owners and I hope they take as much enjoyment as I have from living and working here.”
