
viivo helps Nido Living power successful flex-living
operations across its Iberia portfolio
Nido Living, a student accomodation platform, has partnered with property management system eviivo, to support its expansion into short-stay hospitality across its Iberian portfolio.
The partnership enables Nido to offer flexible accommodation options in two of its Spanish buildings, a move that taps into rising demand for seasonal transient stays while staying true to its student-first focus.
eviivo is managing the hotel-style accommodation, whilst Nido continues to use its existing platforms for student-led accommodation bookings and experience.
The rollout, which began in late 2024, includes Nido Príncipe Pío in Madrid and Nido Malvarrosa in Valencia.
The mixed-use properties were launched in 2024 as a blend of student-led accommodation and hotel assets. Featuring studio-style rooms and apartments, co-working areas and on-site dining, they are positioned to serve both long-stay residents and short-stay business or leisure travellers.
Across Madrid and Valencia, the partnership has seen the properties welcome more than 18,000 guests and maintained excellent reviews across multiple platforms.
Nido Príncipe Pío in Madrid also set a single-day record with 782 room nights booked.
Meanwhile, Nido Malvarossa in Valencia surpassed 2,000 room nights booked within its first two weeks after flex renting was introduced in February, and exceeded 80% occupancy by May.
This is well above the average occupancy rate of 55% for short-term rentals in the Valencian region in May, according to PriceLabs World STR Index.
Nido can have custom short-stay websites built by eviivo, giving the hospitality side of its business a distinct identity from the core student brand.
The partnership comes as demand for flexible accommodation continues to rise across Europe, especially in Italy and Spain, where local licensing regulations support mixed-use developments and creative operating models.
