Moffitt Cancer Center, a leading National Cancer Institute-designated Comprehensive Cancer Center, and Tampa-based Mainsail Lodging & Development today announced a partnership to bring a new 200-room, full-service hotel to Moffitt’s McKinley Campus. Expected to open in summer 2028, the hotel will enhance the experience of patients, families, visiting physicians and scientists, and the broader community.
The $84 million project will address a longstanding need for modern, high-quality accommodations near Moffitt. The cancer center treats patients from every state in the United States and more than 130 countries. Data shows that Moffitt generates more than 68,000 room nights (the total number of nights a room is booked) in the Tampa Bay area annually through its operations. The new hotel is projected to support nearly half of this demand, offering a convenient and comforting stay near the Moffitt McKinley and Magnolia campuses.
For Mainsail, the project represents a continuation of its mission to create distinctive lodging experiences that serve unique communities. The hotel is planning to fly the flag of a major national brand, consistent with Mainsail’s award-winning portfolio, which includes properties affiliated with Marriott International’s Autograph Collection and Tribute Portfolio. Mainsail also manages Innovation Hotel, a purpose-built property on the campus of global medical device leader Arthrex in Naples, Florida.
In addition to serving Moffitt, the hotel will support the broader community. The property will feature modern guest rooms, flexible meeting and event space, a full-service restaurant and bar, fitness center and other amenities designed with both patients and travelers in mind.
This announcement comes as Moffitt continues to expand its footprint, including with the 775-acre Speros campus under development in Pasco County. Together, these projects reflect the center’s vision for growth, innovation and patient-centered care.
