Morning light rises from the mountains, brushing the hillside villas before easing towards the calm Andaman. Between turquoise shallows and rainforest ridges, The Residences at InterContinental Phuket Resort express a quieter kind of luxury — measured, modern, and unmistakably Phuket.

Set on Kamala’s coveted west coast, a pocket of Phuket known for its privacy, soft surf, and sense of ease, the THB 2.5 billion (USD 77 million) project marks a second collaboration between Proud Real Estate and IHG Hotels & Resorts’ InterContinental brand. This follows the sold-out success of InterContinental Residences Hua Hin, with Proud Real Estate extending the brand’s Phuket presence into residential form beside the island’s Two MICHELIN Keys resort.

The art of restraint

Architecture by Habita Architects reworks Phuket’s Sino-European heritage into a soft modern vocabulary: stone façades, shaded courtyards, wide balconies that catch the sea breeze. The vision is rooted in “Far East Paradise” sensibility, where tropical serenity meets refined cultural resonance. Interiors stay tactile and uncluttered, with natural light and calm geometry, while subtle Peranakan and resort-inspired gestures bridge the award-winning InterContinental Phuket Resort’s design story with new residences.

Habita’s team describes the project as a study in rhythm and restraint. Every block is angled to frame sea or mountain views, creating privacy without isolation. Courtyards break the massing into human scale, while limestone details and locally woven screens soften the tropical light.

Wellbeing by design

The residences are preparing for Fitwel Certification, embedding wellbeing into structure rather than slogans. Solar energy, water-management systems, and natural ventilation handle the eco-logic; rooftop arrays feed communal power, while grey-water recycling sustains the resort’s tropical landscaping.

Hydro Massage, Aqua Symphony, and Technogym zones bring high-tech ease, set within a biophilic landscape and almost 2,000 sq.m. of dedicated green space beyond the resort facilities. Residents also tap into the resort’s Sati Spa and MICHELIN-recognised dining, supported by 24-hour concierge and butler services.

Morning swims in the private lagoon, lunch at Jaras under the palms, sunset at Pine Beach Bar. Residents move with the resort’s rhythm yet keep the privacy of home. Yacht charters, dining, and spa time are arranged through the concierge team.

A quieter kind of boom

According to C9 Hotelworks’ Asia Branded Residences Market Review 2025, Thailand leads Asia with 18 percent of total branded-residence supply, and Phuket holds the region’s largest resort-destination pipeline — 3,201 units across 24 projects.

The island’s luxury housing market has matured from flash to finesse, with buyers now prioritising provenance, sustainability, and service over spectacle — a trend echoed across Asia’s resort destinations from Bali to Da Nang.

The Residences at InterContinental Phuket Resort fits that shift, combining architectural discipline with the assurance of a global brand. With only 111 exclusive residences, the project is designed for absolute privacy and tranquility by the Andaman Sea. Homes range from one-bedroom suites to five-bedroom penthouses, fully furnished and priced from THB 15 million. Sales are now underway at InterContinental Phuket Resort, Kamala Beach.
