Kerzner to develop Atlantis and One&Only properties in Jeddah

Kerzner International has announced agreements with Midad Real Estate to develop Atlantis and One&Only properties in Jeddah. The projects will form part of the Jeddah Central masterplan on the Red Sea waterfront and will include resorts and branded residential components.

“Kerzner has a proven track record of unlocking value in ambitious markets. We have consistently delivered exceptional performance and global recognition for destinations, transforming them into world-renowned entertainment and luxury experiences,” said Philippe Zuber, CEO of Kerzner. “The presence of Atlantis and One&Only in Jeddah aligns with our mutual commitment to advancing the Kingdom’s tourism landscape. Together with Midad Real Estate Investment and Development, we’re proud to collaborate in bringing this shared vision to life.”

“This partnership represents more than a development, it’s a statement of Saudi Arabia’s growing influence in global hospitality,” said Abdulelah Al Aiban, president of Midad Real Estate. “Together with Kerzner, we are shaping a destination that will redefine luxury, inspire innovation, and elevate Jeddah onto the world stage.” 

The developments will sit about 30 minutes from Jeddah International Airport within an area expected to include cultural, tourism, entertainment and residential elements. Kerzner said the two brands will support the wider transformation under way in the district.

“Through Kerzner’s portfolio, we have been integral to the narrative of luxury in Dubai, and we are equally excited now to weave our brands into the very fabric of Jeddah as it transforms and creates history,” said Juan Aguilar, president of real estate, Kerzner. “A development of this magnitude will be a model for large-scale integrated tourism destinations, one that aligns with Saudi Arabia’s bold vision for the country’s future tourism goals.”

Atlantis Jeddah will include 800 rooms and suites as well as branded residences. Plans call for more than 20 dining concepts, Aquaventure Waterpark, the Lost Chambers Aquarium, marine experiences, event space and wellness facilities.

The One&Only resort will offer guest rooms, suites, villas and the brand’s first Private Homes in Saudi Arabia. The design will reflect the corniche setting. Plans include seven dining venues, Club One with padel and pickleball courts and dedicated event space.

Kerzner said sustainability will guide development and operations, with plans to support local communities, form partnerships and implement land and marine preservation efforts.
