Since establishing a strong presence in Germany in 2016, Premier Inn, the British hotel brand owned by Whitbread, continues its expansion by strengthening its network in Berlin and opening its first hotel in Potsdam, in partnership with COSIMO Investment Group.
Premier Inn has invested £1.1 billion in Germany since its arrival in 2016, and with 61 hotels in operation across the country, the brand continues its expansion with 37 new hotels under development nationwide.
First Premier Inn hotel in Potsdam
By signing a lease agreement for a new project in Potsdam, Premier Inn is taking an important step in its growth strategy. The hotel will be located on Babelsberger Straße, in close proximity to the city’s central station. This project will mark the brand’s first establishment in Potsdam, the capital of Brandenburg.
With a gross floor area of approximately 7,400 square meters, this hotel will offer 208 rooms and an underground parking garage with 82 spaces. Additionally, COSIMO Investment Group, the partner in this project, will integrate serviced apartments into the concept, addressing the growing demand for extended stays or additional services. The site is expected to open in 2027, further strengthening Premier Inn’s position in the Berlin metropolitan area.
Expansion in Berlin with a project in Köpenick
In addition to its new location in Potsdam, Premier Inn is continuing its expansion in Berlin, particularly in the Köpenick district, where it plans to open a hotel by the end of 2027. This project, developed in partnership with COSIMO Investment Group, will be situated on a 2,674 square-meter plot acquired by Premier Inn. The property will offer 157 rooms as well as outdoor parking spaces, with a gross floor area of 5,300 square meters. This project is part of Premier Inn’s strategy to expand its network in strategic locations within the German capital. To date, Berlin has five Premier Inn establishments.
Development strategy and operational flexibility
“For these two projects, we are seizing the opportunity to create attractive hotel offerings in the rapidly growing metropolitan area, in partnership with COSIMO Investment Group. We also highlight our flexibility in executing projects: the current challenging environment for developers requires strong project partners and investors. As such, we are also able to successfully advance projects in difficulty.” – Chris-Norman Sauer, Acquisitions Director at Premier Inn.
