A growth strategy focused on conversion and innovation
With hotel investment at its highest level for five years according to Cushman & Wakefield, IHG is capitalising on opportunities to convert existing hotels to accelerate its expansion.
The rise of the voco and Garner Hotels brands illustrates this trend, with a portfolio under development that far exceeds their number of hotels already open in the UK and Ireland.

Luxury and lifestyle hotels
- Hotel Indigo Leeds: This 107-room city centre hotel will open in 2025 following a complete refurbishment. Formerly the oldest hotel in Leeds, it will offer an immersive and authentic experience.
Premium hotels
- voco London – Marylebone: The first voco in London, this 93-bedroom hotel opened in 2024, offering stylish and welcoming accommodation.
- voco Corby: Scheduled to open in late 2025, this 104-bedroom hotel will feature a bar, restaurant and event space near historic Rockingham Castle.
- Crowne Plaza East Midlands Airport: Located close to the airport, this 114-bedroom hotel with Marco Pierre White restaurant and fitness centre will open in 2025.
Hotels in the Essentials range
- Garner Hotel Preston Samlesbury: This 80-bedroom hotel opened in March 2024 and offers local food and drink.
- Garner Hotel Reading – City Centre: A conversion of a listed town house, this 53-bedroom hotel will open in early 2025.
- Garner Hotel Nottingham – City Centre: A 100-bedroom hotel in the heart of Nottingham, due to open in late 2025.
- Holiday Inn Express London – Woolwich: This 265-room flagship in a converted building will open in 2029, offering a diverse range of modern rooms.

This expansion is part of IHG’s sustained growth, bringing the total number of properties in operation in the region to 362, with a further 25 under development.
