New rules introduce a national register and stricter oversight, aiming to curb short-term lets and ease pressure on urban housing

Apr 21, 2025

Ireland will introduce strict new rules for short-term lets in May 2026, requiring all such accommodations to be registered with Fáilte Ireland. Platforms like Airbnb and Booking.com could face multimillion-euro fines for listing unregistered properties.

Key takeaways

  • A national register for all short-term lets will be created and managed by Fáilte Ireland.
  • Letting a property for up to 21 nights will require registration.
  • Platforms like Airbnb may be fined up to 2% of their annual income for non-compliance.
  • Planning permission will generally be denied in urban areas (populations over 10,000), effectively banning many short-term lets.
  • The goal is to shift 10,000 homes back to the long-term rental market.
  • Currently, about 32,000 short-term lets are advertised online in Ireland.
