With demand for branded residences continuing to outpace supply in global capitals, Padilla marks a milestone debut: the first ever Banyan Tree branded residences in Europe – and a rare opportunity to buy early into wellness-led living in Madrid’s prestigious Salamanca district, one of Europe’s most supply-constrained luxury markets.

According to Colliers’ 2025 Luxury Homes report, new-build prices in Madrid now peak at $32,171/m², while Padilla 32 launches at an average of approximately $23,458/m², offering a compelling value proposition for a branded, design-led residence in a restored heritage building. The project combines strong long-term investment potential with immediate lifestyle appeal.

Now available off-plan, this boutique collection of just 24 residences is developed in collaboration with Persepolis Investments. The scheme blends the 1940s architectural legacy of Gutiérrez Soto with Banyan Tree’s globally recognized wellness philosophy favored by high-net-worth travelers and second home buyers.

Reimagined by architect Julio Touza Sacristán with interiors by Caramba Estudio, the homes combine classic Madrid elegance with spa style living – think aromatherapy-infused interiors, thermal zones, Turkish bath, indoor pool, private gardens and curated spaces that encourage restoration, movement, and calm. High ceilings, bespoke interiors, generous terraces and a dedicated concierge service further enhance the living experience.

Demand for branded residences continues to rise: Savills projects a 55% growth in global branded residence supply by 2026, driven by buyers seeking security, service, and trusted brand affiliation. Knight Frank’s 2024 Wealth Report found that 43% of UHNWIs plan to invest in branded residences in the next five years, with Madrid ranking among Europe’s best performing prime markets, recording 6.5% price growth in 2023, ahead of Paris and Berlin.
