Breakwater Inn, one of Kennebunkport’s historic and most beloved ocean-view hotels, announces its highly anticipated reopening following a complete renovation of its harborside guest rooms and the debut of a brand-new restaurant and bars. The project was executed by the same creators of wildly popular Maine establishments Mabel’s Lobster Claw, Robert’s Maine Grill, Bob’s Clam Shack, and The Maine Catch, which are frequented by Martha Stewart, Seth Rogen, and countless other celebrities. Located at the picturesque point where the Kennebunk River feeds into the Atlantic Ocean, the boutique hotel seamlessly blends its original 1880s cottage architecture with contemporary comfort and style.

The renovation, with interior design by Christina Hawkes of esteemed local firm Hurlbutt Designs, has refreshed each guestroom in the 15-unit Harbor Building while carefully preserving the property’s historic charm and maritime character. The original Inn Building, featuring 20 spacious waterfront guest rooms, most with private decks, has also been refreshed and continues to offer guests an authentic glimpse into Maine’s coastal heritage.

The Breakwater Inn’s 35 rooms combine classic nautical elegance with unrivaled water views and modern comfort. All guest rooms feature beautiful furnishings, soothing color palettes, and classically styled fabrics. Each private bath includes Bethel white stone vanities, silk and terry spa-style robes, and fine bath amenities by Gilchrist and Soames. The spacious River Top Cottage features a deep soaking whirlpool and panoramic water views. The lobby showcases clean, contemporary wood floors, and glass doors opening to a deck and lawn along the coast, presenting an unrivaled view for guests to watch lobster boats come in from the day at sea.

The hotel introduces distinct new dining venues to Kennebunkport:

Port Fish & Chophouse opens for a daily ocean view bar and dinner service, showcasing a special “Happy Hour” menu of appetizers and drinks to enjoy al fresco from 3-5 pm, and local seafood alongside the finest cuts of meat for dinner from 5pm. The longtime favorite locale for Happy Hour features dishes such as “Oyster Mary’s” with Vodka, Tomato, Tabasco and Lemon, a Mini Charcuterie Board, and Pork Belly Skewers. Highlights of the dinner menu include Maine Mussels, Shrimp al Ajillo, Brown Butter Halibut, a Wagyu Burger, and of course, Lobster served in a variety of ways.

Tin Bar is located on the ground level of the Breakwater Inn and features a unique menu of tinned fish, delicious appetizers, classic cocktails, and international and domestic beers.

Mabel’s Pantry, the hotel’s new breakfast restaurant, is open to the public from 7:30-11am and located directly across the street from the Breakwater in Mabel’s House. It offers morning favorites such as Eggs Benedict, Avocado Toast, Buttermilk Pancakes, and Fresh Fruit Bowl with Mint in a charming waterfront setting, providing guests with a perfect start to their Maine coast adventure.

Breakwater Inn provides an enchanting setting for weddings and special events on the Maine coast. The property offers versatile indoor and outdoor settings with event rooms, buyout options, multiple bars, and tented setups for up to 150 guests, making it an ideal location for unforgettable celebrations against the backdrop of Maine’s stunning coastline.
