
Bob W has secured a long-term lease for a serviced apartment building in Munich’s Arnulfpark district, marking the operator’s fifth location in the city. The announcement underscores the company’s continued expansion in key European markets.
The five-storey building covers 1,500 square meters and is located on Lilli-Palmer-Strasse in Munich’s Tech Quarter. Previously operated as a boarding house, the property is set to open later this winter under the Bob W brand. Four levels will be transformed into fully furnished studio and one-bedroom apartments for both extended and short stays, while the top floor will remain office space.
Situated next to Donnersbergerbrücke station, the Arnulfpark district offers direct access to the city center and has become a major mixed-use hub, home to the German headquarters of global companies such as Google, Apple, Salesforce and Check24, supporting both corporate travel and leisure demand.

A full refurbishment is scheduled for 2026 to reposition the building for growing demand for modern, tech-driven lodging. Bob W’s digital-first approach, which integrates local design, sustainability and guest-focused technology, is intended to provide an alternative to traditional hotels and short-term rentals. Peterborough Capital purchased the asset in partnership with DW Real Estate, who will manage the redevelopment.

The project follows Bob W’s earlier announcements of three Munich locations in Schwabing, Old Town and Münchner Freiheit, along with a site at Munich Airport. With the new Arnulfpark property, the operator now has five active projects in the Bavarian capital.
Germany remains one of the company’s most important growth regions, with upcoming properties in Berlin, Hamburg, Stuttgart, Cologne and Dortmund. Bob W will also present its developments at Expo Real in Munich from October 6 to 8, 2025.
