A friend of mine, Ed, was really impressed when I showed him David’s Triangle, a formula I use to identify potential hotels to buy.

But Ed took it to another level. He used AI to analyze data from 25,000 Airbnb listings and created something way more sophisticated.

His model predicts Airbnb revenue with impressive accuracy for any property he’s considering buying. He even shared a table with me that highlights the importance of various factors that influence revenue.

Looking through it, I found loads of insights.

But it’s worth noting that just because something correlates doesn’t always mean it causes the outcome.

Still, it’s fascinating stuff!
