Marriott International and VERKEHRSBUERO HOSPITALITY have signed an agreement to convert five existing Austria Trend Hotels into Marriott-branded properties, expanding the group’s presence in Austria by more than 1,100 rooms.
Agreement scope and brand introductions
The signed agreement will see hotels rebranded under Marriott’s Tribute Portfolio, AC Hotels by Marriott, and Four Points Flex by Sheraton brands. This includes the planned debut of Four Points Flex by Sheraton in Austria, a midscale conversion-friendly brand.
Four properties will transition to Four Points Flex by Sheraton:
- Austria Trend Hotel beim Theresianum (Vienna) → Four Points Flex by Sheraton Vienna Hauptbahnhof (expected by Q3 2025)
- Austria Trend Hotel Salzburg Messe → Four Points Flex by Sheraton Salzburg Messe
- Austria Trend Hotel Anatol (Vienna) → Four Points Flex by Sheraton Vienna Mariahilf (expected in 2026)
- Austria Trend Hotel Ananas (Vienna) → dual-branded property: Four Points Flex by Sheraton Vienna Naschmarkt and AC Hotel by Marriott Vienna Naschmarkt
Additionally, the historic Parkhotel Schönbrunn near Schönbrunn Palace will join Marriott’s Tribute Portfolio, a brand associated with independent hotels featuring distinctive character and design.

Expansion and current portfolio
The agreement marks a notable expansion of Marriott’s footprint in Austria. With these conversions, Marriott’s pipeline in the country will grow by over 1,100 rooms. The current portfolio includes 21 properties with close to 4,000 rooms, representing 14 of Marriott’s brands.
The deal reflects continued momentum for conversion-led growth in Europe, where operators and owners seek to leverage global systems while maintaining asset flexibility.
