Industry-Leading Air Quality Monitoring Technology to Reduce Damages and Associated Costs from Smoking and Conditions for Mold in Multifamily Housing

USA, Lebanon, New Hampshire.
May 29, 2025

FreshAir Sensor, the leading innovator in indoor air quality (IAQ) molecular monitoring, announced it is partnering with Edge Supply, a national maintenance supply vendor serving the multifamily housing industry, to bring molecular air quality sensor technology to thousands of multifamily properties across the U.S. FreshAir’s patented sensors allow multifamily housing providers to confidently track Indoor Air Quality (IAQ) in each unit and receive proactive alerts when unauthorized smoking occurs or conditions for mold exist.

Edge Supply works with multifamily management companies and ownership groups to provide industry-leading maintenance products at competitive prices. As part of the agreement, Edge Supply will have access to FreshAir Sensor’s powerful molecular IAQ sensors, designed to provide real-time oversight and historical insight into IAQ data from each residential unit. The devices will be available across the organization’s 37 warehouses in 35 states and will help Edge Supply provide its management and ownership partners with access to the most effective and impactful IAQ-monitoring technology on the market.

FreshAir Sensor’s IAQ-monitoring devices are installed directly in each unit in multifamily housing properties, providing owners with real-time awareness of adverse activities and conditions, such as smoking of tobacco and marijuana and conditions for mold. These sensors are active 24/7, monitoring rooms for target molecules and environmental conditions and proactively alerting management. FreshAir Sensor’s patented sensors are sensitive and specific, and are not fooled by common excuses and occurrences such as candles and cooking.

Some of the benefits of the partnership include:

  • Turnover Cost : Strictly enforcing no-smoking policies and reducing mold risk helps significantly reduce turnover costs, as smoked-in units can cost between $3,000 to $8,000 or more to turnover for new tenants than a non-smoked in unit. Mold remediation can cost even more – up to $15,000 and beyond in some cases.

  • Environmental Policy Enforcement : Ensuring tenants adhere to environmental policies also helps to ensure safe, serene, and clean experiences across an entire property.

  • Advance Notification : Multifamily operators can be alerted to the warning signs of mold or mildew, allowing them to take appropriate action before the issue spreads throughout a building.

  • Enhanced Property Value : Owners can leverage real-time data to show a property’s historical IAQ and how many smoking incidents or other disruptions have occurred. This data can be used to show a property’s historical IAQ performance and gives potential buyers a better window into the life of an asset.

“Edge Supply and FreshAir Sensor are a natural fit,” said Matt Jones, Owner of Edge Supply. “Smoking continues to be a challenge in multifamily housing, and FreshAir offers a way to track and curtail smoking occurrences that is reliable and highly accurate. In addition, FreshAir is constantly monitoring in-unit temperature and humidity, sending alerts when conditions likely to develop mold persist. This helps property managers tackle these issues before they impact tenants. With the high cost of smoke and mold remediation, Edge Supply is proud to offer our customers a way to track and minimize these events.”

“Clean air is an important part of everyday health, for both tenants and the properties themselves,” said Will Darrah, Chief Commercial Officer at FreshAir Sensor. “FreshAir Sensor is excited to partner with Edge Supply to help create healthier living environments while preventing damage and avoid expensive renovations in multifamily housing.”
