Wimbledon, Oasis concerts push occupancy to highest level since 2018 and drive ADR and RevPAR to new peaks

Aug 19, 2025

London’s hotel market had a blockbuster July 2025, with room rates and revenues smashing previous records. According to preliminary CoStar data, average daily rate (ADR) reached £234.58 and revenue per available room (RevPAR) soared to £207.93, boosted by packed crowds at Wimbledon and the Oasis concert series. Occupancy climbed to 88.6%, its strongest showing since 2018, underscoring the city’s enduring draw for both leisure and event-driven travel.

Key takeaways

  • Record-breaking metrics: London ADR hit £234.58 (+2.4% YoY) and RevPAR reached £207.93 (+3.3% YoY), both setting new highs.
  • Occupancy milestone: At 88.6%, hotel occupancy was the highest July result since 2018, up slightly from last year.
  • Event-driven surge: Wimbledon and Oasis concerts fueled demand, keeping occupancy above 90% most nights of the tennis championship.
  • Peak night performance: July 12 (Wimbledon women’s final + Oasis show) saw occupancy at 94.7%, ADR at £276.72, and RevPAR at £262.01 — the month’s highest.
  • Leisure + events = resilience: Despite economic headwinds, London hotels are showing strong pricing power when anchored by marquee events.
