
Accor and Kajima Development Pte Ltd have announced Raffles Residences Bali, a community of 28 ultra-luxury homes located on a 5.3-hectare oceanfront estate adjacent to Raffles Bali in Jimbaran. The residences will launch in multiple phases and are scheduled to open in Q2 2026.
Developed by PT Jimbaran Greenhill in partnership with PT Jimbaran Hijau and managed by Raffles Hotels & Resorts, the homes will range from three to five bedrooms with interior spaces starting at 502 square meters. The residences will offer ocean, cliff, or combined cliff-and-ocean views. The property is accessed via a private road and is designed at low density to maintain privacy while providing seamless access to Raffles Bali’s facilities.
“With Raffles Residences Bali, we sought to create something that could only exist on this site — a site that carries the rare topographical condition of the ocean and mountain coexisting, echoing the character of Jimbaran and Ubud. The special connection between the ocean and the mountain is deeply valued in traditional Balinese cosmology and it was here that Dr. Kajima identified as a special place to witness the sunset, just as his Sanur villa was ideal to experience sunrise. The residences have been designed by Kajima together with Singapore and Bali-based Area Designs and James Hyatt Studio. The plan integrates the natural terrain, existing trees and light, while maximizing ocean views and providing privacy between homes. Materials include Palimanan limestone, Sukabumi green slate, teak and ironwood, along with custom textiles. Each villa features living and dining spaces opening to outdoors, 15m to 20m infinity-edge pools and shaded pavilions. Landscaping incorporates local flora to complement the natural environment.
Interior design by HBA Resort (Bali), AEDI Design Bureau and BLINK Design Group emphasizes natural light and materials. Bathrooms include freestanding tubs and outdoor rain showers. Residences have dual kitchens and flexible rooms that can serve as wellness studios, studies, nurseries or additional suites. The interiors are intended to support multi-generational living.

Residents will have full access to Raffles Bali’s facilities, including dining, pool, spa, bar and wellness experiences. Dedicated Raffles Residence Butlers will provide services including housekeeping, landscaping, maintenance, private dinners, yacht charters and cultural excursions.
The development follows sustainability principles and is Green Globe Certified. Building footprints were planned around existing trees, native plants were preserved and reintegrated, and energy-efficient systems were installed. The estate is located 20 minutes from Denpasar International Airport and close to Jimbaran Beach, Balangan Beach, Nusa Dua, Uluwatu Temple, and neighboring islands. A heliport is available for residents.
