Tech-powered hospitality provider Bob W has exchanged contracts to launch a 67-unit serviced apartment building in Vienna, marking its first opening in Austria.

The operator has signed a long-term lease agreement with Viennese developer Peter Pilz & Partner Projektentwicklungs GmbH for a 2,000 sq m building, located in the Austrian capital’s historic Heiligenstädter Straße.

The aparthotel will be the first Bob W to open in the country and brings the total number of European cities in which it operates to 18.

Construction has already started and the property is scheduled to welcome its first guests in 2025.

Bob W was advised by Wolf Theiss in establishing its Austrian entity and finalising the lease agreement, while CBRE facilitated the real estate transaction between Peter Pilz & Partner Projektentwicklungs GmbH and Bob W.

The new property is located for guests to explore Vienna, the new Bob W property provides excellent public transport links to the rest of the city, including the many historic and cultural attractions and business districts.

Opposite a new 30,000 sq m life science hub currently under development, the property is situated in a corporate centre comprising 170,000 sqm of office space serving over 11,000 employees. It is also neighboured by one of Austria’s largest health clinics and two university campuses.

Niko Karstikko, Co-founder of Bob W, said: “Our expansion into Austria marks a significant milestone for the company.

“With a booming tourism industry and a dynamic business scene, Vienna is one of the most vibrant and promising markets in Europe, complementing our existing presence in the region.

“Our serviced apartments will provide flexible, sustainable, tech-led accommodation to tourists, digital nomads and business travellers who are looking for the reliability of a hotel and the amenities and comfort of a real home.

“We look forward to welcoming our first guests in Vienna as we continue to acquire, expand, and identify suitable assets across Europe for new Bob W locations.”

Peter Pilz, operation & commercial manager of Peter Pilz & Partner Projektentwicklungs GmbH, said: “Bob W is setting new standards for innovation and modernity in the hospitality sector which will redefine excellence for us as landlords.

“The company’s relentless pursuit of exceptional guest experiences, combined with a deep understanding of the ever-evolving industry landscape, positions them as a pioneer in shaping the future of hospitality.”

He added: “We are delighted to collaborate with Bob W.”

Backed by apps that provide a seamless digital front desk and robust customer service, guests of Bob W properties can easily select super-early check-ins or late check-outs based on live availability and have access to the mainly chat-based perfect host ‘Bob W’ for recommendations and local tips.

The operator’s ‘marketplace’ also connects guests to local breakfast spots, gyms, facilities, and a host of digital products to ensure a truly local experience.
