UNDER CANVAS VENTURES INTO PACIFIC NORTHWEST: Under Canvas, the upscale outdoor hospitality company has announced its first location in the Pacific Northwest. Under Canvas Columbia River Gorge is set to open in summer 2025. Marking the brand’s 13th camp, the property is set to open along the Columbia River Gorge in Washington’s White Salmon River Valley. Surrounded by pine and oak forests, the camp will open for its inaugural season in May 2025 and will offer upscale, safari-inspired canvas tents on elevated private decks. Each deck will have a king-sized bed, USB charging packs, bedside lanterns, a gas fireplace and ensuite bathrooms with a hot pull-chain shower, sink and flushing toilet. The camp will include a lobby tent, an onsite yoga deck, café-style dining program and onsite programming for kids. Since opening the first camp more than 12 years ago near West Yellowstone, Mont., Under Canvas has grown its portfolio to include 11 locations across the U.S.

MARCUS & MILLICHAP SELL 11-HOTEL PORTFOLIO: Marcus & Millichap, the commercial real estate brokerage firm, has announced the sale of an 11-property Courtyard Hotel portfolio for $101 million. The hotels are located in Illinois, Ohio, Alabama, Arkansas, Virginia, Kentucky and Oklahoma. The portfolio was sold by Skyline Investments Inc. The buyer’s details were not disclosed. In Illinois, the hotels included Courtyard Chicago Arlington Heights South; Courtyard Chicago Deerfield; and Courtyard Rockford. The two hotels in Ohio are Courtyard Toledo Airport Holland and Courtyard Dayton South. The two in Alabama are Courtyard Birmingham Hoover and Courtyard Huntsville University Drive. Courtyard Manassas Battlefield Park in Virginia; Courtyard by Marriott Lexington North in Kentucky; Courtyard Little Rock West in Arkansas; and Courtyard Oklahoma City Airport complete the portfolio.

CANADA’S OCCUPANCY SLIPS SINCE JANUARY: Canada’s hotel industry saw month-over-month occupancy declining for the first time since January, according to CoStar’s September data.

  • Occupancy: 74% (-1.8%)
  • ADR: CA$227.99 (+2.6%)
  • RevPAR: CA$168.69 (+0.8%)

Declines in group as well as transient demand resulted in weaker occupancy in hotels. With the Yom Kippur calendar shift adding additional business travel in September, there was one less weekend in September which may have counterbalanced the additional segmented demand, since weekends tend to have increased occupancy than weekdays, the data added. Luxury continues to see higher occupancy growth, while lower-end hotels have resulted in the overall decline in the metric. This follows the bifurcation trend observed this year and highlights that those with significant disposable income continue to spend money on discretionary items.
