UK: Ballathie Country House Hotel & Estate, a historic country house hotel on the banks of the River Tay in Perthshire, Scotland, has been acquired by IMR Hotels.

Terms of the sale were not disclosed however the property was marketed by Christie & Co for almost £5 million in 2019.

Ballathie House, a 17th-century property which has operated as a hotel since 1972, holds four AA stars and is home to a two-AA-rosette restaurant.

The hotel will remain operational while undergoing a phased programme of renovations under its new ownership.

IMR Hotels said it plans to restore and upgrade the hotel’s accommodation, dining areas and leisure facilities. The company said it aims to preserve the property’s heritage while modernising infrastructure and expanding its offering to include outdoor and wellness-focused activities.

Sustainability will also be a focus of the renovation, with measures planned to minimise environmental impact and preserve the natural landscape of the estate.

Additional plans include updates to the hotel’s food and beverage programme, with a renewed focus on local sourcing. IMR Hotels intends to work with regional producers, farmers and suppliers to develop menus that highlight ingredients from Perthshire and the surrounding area.

As part of the redevelopment, new employment opportunities will be created for positions across hospitality, culinary, wellness and outdoor guiding.

Ishaan Ganju, director of IMR Hotels said: “This acquisition is the start of an exciting journey. We are honoured to carry forward the legacy of Ballathie House Hotel & Country Estate while reimagining it for the next generation of travellers.

“When complete, Ballathie House Hotel & Country Estate will emerge as a premier destination for outdoor pursuits, fishing, and wellness, blending traditional outdoor activities with modern luxury and sustainability. Guests will enjoy unparalleled experiences, from expertly guided expeditions to indulgent spa treatments, all set against the breathtaking backdrop of Perthshire’s rolling hills and pristine waters.

“Our goal is to create an estate where tradition meets modernity, and where every guest leaves with lasting memories. The journey to this transformation begins now, and we invite the public to watch as this iconic estate evolves into a world-class destination,” he added.
