SCPI Atream Hôtels has added a new asset to its growing portfolio with the acquisition of The Ruck Hôtel, located in Lyon’s Gerland district.
The Ruck Hôtel operates under a 16-year fixed-term lease with GL Events, a global leader in event management. Situated next to the Stade de Gerland and the LOU Rugby complex, the property is well-positioned to attract both business and leisure travelers. The site benefits from excellent connectivity via the Le LOU metro station and is part of a district undergoing sustained development.
The hotel is held under a 60-year Bail Emphytéotique Administratif (BEA) agreement with the City of Lyon, with 53 years remaining as of January 2024. This structure provides long-term operational stability, enhancing visibility and income security for investors.

With 134 rooms, flexible meeting spaces, co-working facilities, and a 400 m² bistronomic restaurant (L’Atelier du Ruck), the hotel offers a comprehensive experience tailored to diverse guest needs. Notably, it served as the base for the New Zealand rugby team during the 2023 Rugby World Cup, underlining its relevance in the sports and events segment.
This acquisition reflects Atream Hôtels’ strategy of investing in assets that combine solid fundamentals, strong locations, and trusted operational partnerships. The transaction was advised by CBRE, with Chloé Teixeira and Quentin Laferte representing the investment and hotel teams respectively.
