Marriott International and VERKEHRSBUERO HOSPITALITY have signed an agreement to convert five existing Austria Trend Hotels into Marriott-branded properties, expanding the group’s presence in Austria by more than 1,100 rooms.

Agreement scope and brand introductions

The signed agreement will see hotels rebranded under Marriott’s Tribute Portfolio, AC Hotels by Marriott, and Four Points Flex by Sheraton brands. This includes the planned debut of Four Points Flex by Sheraton in Austria, a midscale conversion-friendly brand.

Four properties will transition to Four Points Flex by Sheraton:

  • Austria Trend Hotel beim Theresianum (Vienna) → Four Points Flex by Sheraton Vienna Hauptbahnhof (expected by Q3 2025)
  • Austria Trend Hotel Salzburg Messe → Four Points Flex by Sheraton Salzburg Messe
  • Austria Trend Hotel Anatol (Vienna) → Four Points Flex by Sheraton Vienna Mariahilf (expected in 2026)
  • Austria Trend Hotel Ananas (Vienna) → dual-branded property: Four Points Flex by Sheraton Vienna Naschmarkt and AC Hotel by Marriott Vienna Naschmarkt

Additionally, the historic Parkhotel Schönbrunn near Schönbrunn Palace will join Marriott’s Tribute Portfolio, a brand associated with independent hotels featuring distinctive character and design.

Strategic perspectives from both partners

The partnership aligns with Marriott’s strategy to grow in key European markets through conversions.

“As a company, we have developed a conversion-friendly platform, and these new hotel signings are a testament to the trust owners and franchisees have in Marriott International and the reputation of our world-class brands,” “Austria is an important growth market for the company, and we continue to see opportunities to further diversify our portfolio in the country. We are particularly looking forward to growth in the affordable midscale segment with Four Points Flex by Sheraton.” – Jerome Briet, Chief Development Officer, Europe, Middle East & Africa, Marriott International.

From the owner’s side, the conversion supports VERKEHRSBUERO HOSPITALITY’s plans to restructure its Austrian portfolio under global distribution platforms.

“We are delighted about our new agreement with Marriott International. With this recent signing, we have gained a strong global collaborator with whom we can strategically develop our hotel portfolio,” “As an experienced hotel operator in Austria, we combine our long-standing expertise with Marriott’s global reach to provide guests from around the world with outstanding hospitality experiences.” – Martin Winkler, CEO of VERKEHRSBUERO.

Expansion and current portfolio

The agreement marks a notable expansion of Marriott’s footprint in Austria. With these conversions, Marriott’s pipeline in the country will grow by over 1,100 rooms. The current portfolio includes 21 properties with close to 4,000 rooms, representing 14 of Marriott’s brands.

The deal reflects continued momentum for conversion-led growth in Europe, where operators and owners seek to leverage global systems while maintaining asset flexibility.
