Specific Recommendations and Helpful Definitions About Indoor Air Quality (Iaq) Provide Insights to Improve Guest Experience and Increase Revenue.

USA, Lebanon, New Hampshire.
May 22, 2025

FreshAir Sensor, the leading innovator in indoor air quality (IAQ) molecular monitoring for hotels and multifamily housing, has released an Executive Summary entitled “ IAQ Literacy 101: A Guide to Indoor Air Quality in Hospitality, ” to help hoteliers leverage IAQ to improve guest satisfaction and increase ancillary revenue.

Today’s travelers expect healthy rooms with clean and fresh air and are willing to pay a premium for wellness amenities and experiences.

Hoteliers now have easy access to smart sensors, thermostats, and other technologies providing them with unprecedented 24/7 data from each guest room about air quality, environmental conditions and policy violations – allowing them to turn fresh air and a consistent stay experience into a new, revitalizing revenue stream.

The new Executive Summary offers specific recommendations and helpful definitions about how hoteliers can leverage IAQ to drive tangible benefits, including recording consistent improvements to guest satisfaction, creating new operational efficiencies and meeting heightened guest expectations for safe, clean and odor-free room environments.

Hoteliers can leverage these insights to benefit from the ongoing movement towards wellness-focused guest environments, as the IAQ industry continues to grow at 8.6 percent annually and healthier building and in-room wellness technologies become more widely embraced across the industry.

“Traveler wellness trends are only becoming more relevant today, and hotels must adapt to the changing environment to exceed their expectations and welcome new revenue opportunities,” said Will Darrah, Chief Commercial Officer at FreshAir Sensor. “Hotel leaders have an opportunity today to improve every guest’s stay by enhancing IAQ and packaging associated offerings directly into the booking process. Hoteliers who embrace these trends will be better positioned to serve guests the stay experience they expect and deserve while placing a measurable premium on these guarantees.”

Meanwhile, hotels willing to embrace IAQ trends have new opportunities to adopt additional revenue-generating strategies. According to a recent survey, 52 percent of hotel guests are willing to pay “premium prices” for hotels that offer better IAQ than their competitors. A further 77 percent of guests said they consider a hotel’s air quality when making booking decisions.

Other dynamics and opportunities referenced in the Executive Summary include:

  • Guest Reviews: Poor air quality and odors can cause negative guest reviews, with 71 percent of guests saying they would consider leaving a bad review or complaining in the case of bad smells.

  • Wellness Spending: Wellness travelers spend more, with domestic wellness trips yielding 175 percent more revenue than the average. Meanwhile, international wellness tourists typically spend 41 percent more each trip than traditional travelers.

  • Wellness Impact: The quality of a hotel’s air has been proven to have a broad effect on guest wellness, impacting areas such as sleep quality, energy, and cognitive performance.

  • Indoor vs. Outdoor Air: Indoor hotel air can be up to 5 times more polluted than outdoor air. Stepping inside doesn’t shield your guests from pollution. With the right IAQ-detecting measures in place, a property can instantly identify problem areas and improve the guest experience.

“By the time you reach 80, you will have spent 72 years of your life indoors. This means that the people who design, build, and maintain our buildings can have a major impact on our health,” said Harvard’s Joseph Allen and John Macomber in Healthy Buildings: How Indoor Spaces Drive Performance and Productivity. “While the ‘green’ building movement tackled energy, waste, and water, the new healthy building movement focuses on the most important (and expensive) asset of any business: its people.”
