Essendi, has opened the ibis Styles Barcelona Sant Joan Despí, a renovated 161-room hotel located near Barcelona. This project reflects Essendi’s focus on transforming hotel assets into impactful spaces that benefit guests, staff, and the local community.
Strategic repositioning in a dynamic area
Previously operated under the Novotel brand, the hotel underwent a phased transformation after Essendi’s acquisition in 2015, with rooms completed in September 2024 and common areas in November 2024. The repositioning responds to local market demand for an accessible and modern 4-star offering suitable for both business and leisure travelers. The property reopened under the ibis Styles brand, aligning with customer expectations in an urban context and balancing Essendi’s brand portfolio in Spain.
“This inauguration embodies our ambition: to unlock the potential of existing assets to create responsible places connected to their territory and drivers of sustainable value. ibis Styles Barcelona Sant Joan Despí fully illustrates our ability to combine economic performance with positive impact.” – Fabienne Zanfoni, COO Spain, Portugal & Italy at Essendi
Sustainable design with Think Circular principles
The hotel design incorporates Essendi’s proprietary Think Circular concept, emphasizing the reuse of existing materials, selection of sustainable and recyclable new materials, and responsible resource management throughout the building’s lifecycle. Key features include low-consumption LED lighting, upgraded HVAC systems, and intelligent energy management technologies (GRMS/BMS).
Operational and financial outcomes
Post-renovation results indicate a 3% increase in EBITDA margin, a 33% reduction in costs, and an estimated doubling of asset value. Average Daily Rate (ADR) and Revenue Generation Index (RGI) are projected to increase by 35% and 30% respectively by 2027. The guest satisfaction score (RPS) has already risen by seven points, reflecting improved market positioning.
Environmental objectives and focus on employee well-being
Since 2024, the hotel holds Green Key certification and aims to achieve BREEAM In-Use certification at the Excellent level by late 2025. Planned investments include photovoltaic panels and aerothermal systems to further reduce the building’s carbon footprint. The project incorporated enhanced work and rest areas for staff, recognizing the role of employee well-being in operational success.
