This project will involve the transformation of a 90-unit building, offering a mix of short- and medium-stay apartments. The property, which was acquired for €33 million, will feature modern, luxury amenities designed for both leisure and business travelers.

The apartments will include spacious living areas, private bedrooms, full kitchens, and laundry facilities, providing independent living with locally inspired design. The property will also include a range of high-end communal facilities to enhance guest experience. These include a gym for fitness enthusiasts, an indoor pool for relaxation, and a 1,000+ square meter retail space that will offer various services. 

Additionally, the building will offer 64 parking spaces, making it convenient for guests with private vehicles. The rooftop terrace will feature an area designed for events and relaxation, with panoramic views of the city.

Scheduled to open in 2027, this development will be All Iron RE I Socimi’s flagship asset in Madrid, cementing its position in the short- and medium-stay market. The property’s location in one of Madrid’s most exclusive neighborhoods, combined with its extensive amenities, positions it as an ideal choice for both tourists and corporate guests.

Aspasios, with its experience managing premium properties, will operate the building under a franchise model with Marriott International. This collaboration strengthens the presence of the Apartments by Marriott Bonvoy brand in Spain and is expected to meet the increasing demand for high-quality, flexible accommodations in prime urban locations.

Marriott International has further broadened its portfolio with the introduction of Apartments by Marriott Bonvoy. This new offering comes in response to the increasing demand for apartment-style accommodations, driven by the growing trend of blending work and leisure. Younger travelers, in particular, are seeking more flexible and spacious options for their stays, prompting Marriott to enhance its services with this new category.
