The new Premier Inn will be located at Sandyford Business Park, D18, and will feature 157 bedrooms across five to eight storeys. The hotel will incorporate the latest bedroom and ground floor formats, aligning with Premier Inn’s modern design standards.
The development follows Whitbread’s acquisition of a long-leasehold interest in the site in December 2023 as part of its strategy to expand Premier Inn’s presence in Ireland.

This new hotel marks another step in Premier Inn’s expansion across Ireland. Since opening its first hotel in Dublin City Centre in November 2021, the brand has grown its presence to five trading hotels in Dublin, including a location near Dublin Airport, and recently opened its first site outside the capital in Cork City Centre in 2024.
Whitbread plans to expand further, targeting key locations with strong business and leisure economies, including popular tourist destinations such as Killarney, Kilkenny, and Westport.
The construction at Sandyford Business Park is expected to begin in early 2026, following the relocation of the existing tenant, The Wall Climbing Gym, which will remain operational until construction commences. This expansion reflects Premier Inn’s ongoing commitment to growth in the Irish market, where it sees potential for up to 5,000 hotel rooms across the country.
Whitbread, continues to strengthen its presence in Ireland and the UK. The company has also announced plans to open a Premier Inn hotel at Belfast International Airport, further enhancing its footprint in key transport hubs. Additionally, Premier Inn has revised its growth target for Ireland, now aiming for 5,000 rooms—an increase of 30% over its initial goal of 3,500 rooms. This follows the opening of Premier Inn’s first hotel outside Dublin, in Cork, in January 2024, marking an important step in the brand’s expansion across the Irish market. These developments reflect Whitbread’s ongoing commitment to meeting growing demand in both business and leisure travel sectors.
