Leonardo Hotels driving forward growth in Europe in robust fashion

Berlin – Leonardo Hotels Central Europe is continuing to pursue a course of expansion by investing in new hotels, in the upgrading of its existing portfolio and in the further development of innovative brands. The group has achieved a number of important milestones in 2025 and has also launched new projects which will secure growth in Europe over the long term.

Implementation of Partnership III, which began in January 2024 with an investment volume of €419 million, is a key building block in this development. Thanks to a high degree of trust and successful collaboration, the fund had risen to €542 million by January 2025. Almost €159 million of this sum has been contributed by Fattal Properties (Europe). Since the introduction of the partnership, Leonardo Hotels has acquired 30 hotels in the Netherlands, France, Spain, Italy, Germany, Ireland and the United Kingdom for a total of almost €740 million. The company plans to establish a further partnership featuring similar arrangements in 2026.

Leonardo Limited Edition – individual hotels with character

The Nikolai Hotel Hamburg became the first venture in Germany to operate under the new Leonardo Limited Edition brand when it opened in 2024. This exclusive collection of curated individual hotels has been growing ever since. The Hotel Alden Splügenschloss in Zurich underwent careful renovation works before joining the Edition as the city’s smallest five-star hotel. The Mannheimer Hof opened in Mannheim in March 2025 following an elegant restoration. A new jewel of the upscale hotel sector came to the German capital at the start of September. The Posthouse Berlin, which is located near Potsdamer Platz and housed in a building which originally served as the city’s largest postal distribution centre, offers a stylish temporary home from home. The Badischer Hof in Baden-Baden is steeped in tradition and was once Germany’s first Palace Hotel. This history will be honoured when it is added to the collection in the coming months

NYX Hotels – more urban lifestyle in the pipeline

Expansion is proceeding at pace in the lifestyle segment too. The NYX Hotels by Leonardo Hotels brand seeks to deliver urban design, creative concepts and a lively hotel experience for modern travellers. The NYX Hotel Berlin Köpenick, situated on the bank of the River Dahme, opened in May 2025 after a comprehensive programme of renovation works. The group took over the former Radisson Blu in Erfurt only two months later. The hotel is operating as normal in its new guise of NYX Hotel Erfurt whilst updating takes place. The new NYX Hotel Rome is scheduled to open for business this autumn. All of these hotels are united by their modern design, by a cosmopolitan atmosphere and by innovative concepts aimed at guests who aspire to far more than conventional overnight accommodation.

Further brand developments and modernisation

As well as expanding its lifestyle and limited edition offerings, Leonardo Hotels has also been maintaining a consistent focus on the group’s core brands during 2025. Germany has seen the opening of the Leonardo Mainz and the Leonardo Hannover Medical Park. Extensive renovations are currently ongoing in both cases. The Leonardo Royal Barcelona Forum and the Leonardo Boutique Rome Monti have strengthened our international presence. The group has also instigated a series of parallel investments in existing hotels. Around 1,000 rooms and bathrooms will be fully updated by the end of 2025 in order to ensure modern levels of comfort that meet contemporary standards.

Strategic outlook

Leonardo Hotels’ long-term focus is directed at expansion in France in target cites such as Paris, Marseilles and Lyon and at new markets such as Scandinavia, Serbia and Croatia. The leisure segment will be reinforced at the same time. This will involve investments in attractive destinations in Germany, Italy, Croatia and France. The group is thus combining targeted expansion, brand development and modernisation with the goal of sustainable consolidation of its position in Europe.
