Cally Palace Hotel and Golf Course brought to market for £3.25m

The Cally Palace Hotel and Golf Course, a four-star country house hotel set in 150 acres of private grounds near Gatehouse of Fleet in southwest Scotland, has been brought to market with an asking price of £3.25m for the freehold.

The site, located just off the A75 trunk road, features a 56-bedroom hotel and an 18-hole parkland golf course.

Built in 1763 as a Georgian mansion and converted into a hotel in 1934, the Category A listed building retains many original features, including a marble reception hall, ornate public rooms and period detailing. The estate sits within Cally Oak Woods, a 500-acre Forestry Commission area with walking trails and natural woodland.

Facilities include an indoor pool, spa, sauna, gym, snooker room and several lounges and dining areas with capacity for up to 204 guests. The grounds also contain a self-contained five-bedroom cottage for guests and staff accommodation.

The golf course, designed by Tom Macauley and opened in 1993, extends to 6,062 yards and offers views of Cardoness Castle, Rutherford’s Monument and Cally Lake.

The hotel has direct access to the nearby coast and good transport links to Dumfries, Glasgow, Edinburgh and the wider motorway network.

The hotel had recorded revenue of more than £2m for the year ending December 2024, surpassing pre-pandemic levels. It also generates over £40,000 annually from a biomass heating system contract that runs until 2036.

Its private owners said: “Cally Palace has been a deeply special place for us. Its setting, heritage, and loyal customer base have made it a truly rewarding hotel to operate. After a successful and fulfilling period of ownership, we feel the time is right to pass the baton to new custodians who can build on its legacy and lead the hotel into its next chapter.”

Julian Troup, head of UK hotels agency at Colliers, who is handling the sale, added: “The sale of Cally Palace Hotel and Golf Course presents a rare opportunity to acquire one of southern Scotland’s most iconic hospitality assets. 

“The combination of a successful trading history, exceptional setting, and the added draw of the golf course makes it an outstanding investment for a wide range of buyers. With clear potential for further development, this is a great opportunity to take on a legacy property with strong future growth prospects.”
