
Adelaide’s Mayfair Hotel will transition to IHG Hotels & Resorts management in mid-December as part of a partnership with Ark Capital. The property will later rebrand as Kimpton Mayfair Adelaide in 2026.
The hotel, built in 1934 and converted into a hotel in 2015, has 170 rooms and a rooftop bar. It will continue to operate under the Mayfair Hotel name through the transition period. A refurbishment program is planned before reopening as Kimpton Mayfair Adelaide in late 2026.
IHG stated that the Kimpton brand entered Australia in 2022 with Kimpton Margot Sydney. Kimpton Teneriffe is scheduled to open in 2031.

Ark Capital is fifty percent owned by Regal Partners, an ASX-listed alternatives manager.
The property will remain open while IHG assumes management and prepares for renovation work. The rebranding will mark the hotel’s shift into the Kimpton portfolio, with updates planned across guest areas, rooms and public spaces ahead of the reopening.
The project represents the first collaboration between IHG and Ark Capital and forms part of IHG’s broader growth in Australia within its luxury and lifestyle segment.
The hotel will continue operating without interruption through the remainder of the year.
