Gold Care Homes chief executive Sukhi Gidar is set to acquire the 382-room Delta Hotels by Marriott Heathrow Windsor after securing an £18.2m loan from OakNorth.
The acquisition marks one of his most significant moves beyond the care sector to date.
Gidar, who has more than 25 years of experience in UK real estate, co-founded the care home group in 1999 and has expanded it from a single Hertfordshire site to 45 homes supporting over 3,000 residents.
The hotel sits between Heathrow Airport and Windsor, drawing year-round corporate, airline, conference and leisure demand. It includes contemporary guestrooms, a leisure club, several dining outlets and 19 meeting and event spaces for up to 400 delegates.
The property has also undergone a recent refurbishment, including upgrades to rooms, meeting areas and building systems.
Airport passenger numbers are forecast to exceed their record 2024 levels in 2025, strengthening demand for high-quality accommodation near Heathrow.
Gidar: “The hotel’s location, operational potential and strong brand made it an ideal opportunity, and we see clear avenues for enhancing both guest experience and long-term performance. OakNorth demonstrated a deep understanding of our vision and moved quickly to structure a facility that supported our objectives.”
Deepesh Thakrar, managing director of debt finance at OakNorth, added: “Sukhi has a long-established track record of building and operating high-quality real estate assets, and his experience positions him well to unlock the full potential of this hotel.
“With 2025 Heathrow passenger volumes forecast to surpass the airport’s record-breaking 2024 levels, demand for high-quality accommodation in the local market continues to strengthen. The Delta Hotels by Marriott Heathrow Windsor is therefore exceptionally well placed.”
