
1 Hotels has announced plans for 1 Hotel Cabo, a new resort project planned for Los Cabos, Mexico. The property will be located along a beach with views of Land’s End and will sit adjacent to the existing 1 Homes Cabo. According to the company, the project will expand the brand’s presence in Mexico and Latin America. Construction is expected to begin after the conceptual design phase, with an anticipated opening in late 2028 or early 2029.
The planned resort will be developed in partnership with Grupo Questro and Grupo MRP. Grupo Questro has been involved in development across Los Cabos, while Grupo MRP operates as an alternative asset manager with experience in mixed-use projects in Mexico. The partners stated that the project aligns with an approach that emphasizes responsible development and long-term environmental consideration.

The resort is planned to reflect the brand’s stated philosophy of integrating sustainability into design and operations. The project description indicates the use of organic design elements, renewable materials and biophilic principles intended to respect the surrounding desert and marine environment. The hotel will be directly connected to 1 Homes Cabo, which currently operates as a residential community in the destination.
“The concept of 1 Hotel Cabo emerges from the unique intersection of desert and sea, where natural forms and raw materials interact with contemporary architecture,” said Enrique Villanueva, Development Director at Grupo MRP. “Our vision is to merge sustainable, fun luxury with the Baja landscape, creating a place that feels both rooted in the earth and fluid in its connection to the water.”
According to the announcement, the connection between the hotel and the residential component will allow homeowners access to hotel amenities, including the spa, restaurants and a private beach club. The company stated that the hotel is intended to complement the existing residential offering rather than operate independently from it.

Architecture for the project will be led by Agustín Caso and Miguel De la Torre. Interior design will be overseen by Huber in collaboration with the 1 Hotels in-house brand design team. The design approach outlined in the announcement emphasizes continuity between indoor and outdoor spaces and the use of local craftsmanship and materials.
The resort is planned to include approximately 124 guest rooms and suites, beachside infinity pools and a rooftop bar and lounge. Additional features described include dining venues, wellness spaces and areas designed to transition between interior and exterior environments. The project reflects 1 Hotels’ stated position that hospitality development can integrate environmental awareness with guest accommodations.
