Meet the property. Actor-turned-hotel-investor Robert De Niro is slated to open the Nobu Beach Inn in early 2026 along Barbuda’s southwest coast. The project was conceived by De Niro, who will own the hotel beside partners Daniel Shamoon, the co-owner and director of Luxury Hotel Partners, and James Packer, the former chairperson of Australia’s Crown Resorts.

De Niro is a co-founder and principal of Nobu Hospitality in partnership with Meir Teper and the eponymous Chef Nobu Matsuhisa. According to its website, there are currently 19 Nobu hotels globally with a further 23 in some stage of development. Though Nobu Hotels are not owned by its founders (each property is individually owned and operated under Nobu Hotels management and licensing agreements), the Barbuda project is unique in that De Niro and his partners will own it. De Niro reportedly keeps a home on the property, which he visits frequently with his family.

The project spans 400 acres with more than two miles of beachfront and focuses on ecological sensitivity, renewable energy and community engagement, closely aligning with Barbuda’s approach to environmental conservation.

Unlike typical Nobu properties, this one is small—17 bungalow cottages with a total of 36 bedrooms. The property will include multiple restaurants, including Nobu, and offer real-estate opportunities. The architectural approach integrates natural materials and low-density construction to blend with the surrounding landscape.

The resort will offer curated guest experiences, including sailing, private beach picnics, and marine biology sessions. Amenities will include a beachfront spa, open-air gym, and yoga facilities.

Pre-sales are underway for 25 beachfront villa lots, with custom lots expected to be released later. Buyers will have options for interior finishes and furnishings. The villa properties are designed as personal resorts, consisting of individual bungalows connected by pools, gardens and sandy pathways.
