
Proper Hospitality has announced the development project of Dallas Proper Hotel and Residences in Uptown Dallas. The 34-story tower is expected to open in 2029 and is being developed in partnetrship with Dallas-based Lincoln Property Company. The project includes a combination of hotel accommodations, residences, wellness amenities and social spaces.
The property is located on a four-acre site at 2500 Cedar Springs Road in Uptown Dallas. It will feature architecture by Skidmore, Owings & Merrill and interiors by Kelly Wearstler.

The hotel will include approximately 200 guestrooms and suites, three restaurants, five bar and lounge concepts, a rooftop pool deck, and 22,000 square feet of indoor and outdoor event space.
The Dallas Proper Residences will comprise approximately 80 branded homes ranging from one to four bedrooms, including a limited collection of one- and two-story penthouses. Residential interiors will be designed by Kelly Wearstler, and residents will have access to a private rooftop pool, dining terrace, owners’ lounge, Proper Club, and Wellness Center.
The project includes a 15,000-square-foot Wellness Center and a 6,000-square-foot members-only Proper Club. The Wellness Center will provide holistic therapies, fitness programming, and recovery options. Indoor and outdoor lounges and terraces will support social and physical activity.

The development is situated near Klyde Warren Park and the Katy Trail, offering easy access to Dallas Love Field and the surrounding business and leisure destinations. According to PwC and ULI, Dallas–Fort Worth is the top U.S. real estate market for 2025. Dallas Proper Hotel and Residences are expected to open in 2029.
