
Lamington Group has secured a £41.75m green development and investment loan from Coutts Commercial to fund the construction of a net zero “hometel” in York, marking the company’s first site in the North of England.
The 116-room Room2 York, which is due to open in spring 2027, will be built to whole-life net zero standards and will feature reclaimed materials, solar panels and CO₂-controlled ventilation, alongside guest facilities such as meeting spaces, a gym, laundry, and Winnie’s café and bar.
Lamington, a family-owned real estate investment and development company, operates a portfolio of hospitality brands and is a certified B Corporation. The group aims to deliver 5,000 rooms across the UK by 2030 through sustainable design and construction.

The York development follows Lamington’s ongoing expansion of its Room2 brand, with further projects planned in Cambridge, Edinburgh, Manchester and Shepherd’s Bush.
