HQ Hotels & Residences by sbe announced the launch of HQ Residences Miami, its first residential development, in partnership with Black Salmon, The Boschetti Group and Constellation Group. Sales for the project are being led by The Agency.

Located at 422 NE 29th Street in Miami’s Edgewater neighborhood, the 35-story tower will feature 229 condominiums, including eight penthouses, with one- to three-bedroom layouts.

“HQ Residences in Edgewater is the moment we, quite literally, bring the spirit of our brand home for the first time,” said Nazarian. “From day one, HQ has been centered on building places that shape how people live and connect, and Miami is a city that embodies this vision, at the intersection of design, lifestyle, and global influence.”

The development will include 15,756 square feet of amenities across two floors focused on wellness, entertainment, community and art. Wellness facilities designed by The Well founder Kane Sarhan will include yoga and open-air terraces, contrast therapy circuits, a hammam, sauna, plunge pools and a gym. Outdoor spaces will feature a pool deck with lounge areas and city views.

The entertainment floor will include a library, collaboration areas, podcast studio and chef’s kitchen. Dining venues will include TOMA Gourmet by Sofia and Manolo Vergara and Jack’s NYC Coffee. Marc’s, a speakeasy curated by Marc Anthony, will feature skyline views and live performances.

“Partnering with HQ Residences allows us to help shape a community that is defining the future of urban living in Miami,” said Camilo Lopez, managing partner & co-CEO of Black Salmon. “This project brings together a powerhouse collective of industry leaders—spanning architecture, development, hospitality, sales, and lifestyle programming—each contributing deep expertise that has elevated HQ Residences into a best-in-class offering crafted by the greatest minds in the business, where design and purpose align to create a true sense of wellness and life in balance.”

Designed by Arquitectonica with interiors by DesignAgency and Craft, the tower will feature a diagrid façade, landscaping by Enzo Enea and interiors using marble, wood and natural materials. Residences will include floor-to-ceiling windows, terraces, Italian cabinetry and spa-style bathrooms.

“Having represented some of the most extraordinary developments around the world, I can say with confidence that HQ Residences Miami is poised to become one of the city’s most sought-after addresses,” said Mauricio Umansky, founder and CEO of The Agency. “This project captures the essence of Miami living – a holistic lifestyle that unites world-class dining, nightlife, and wellness within an unrivaled Edgewater location. We’re proud to lead sales for a development that’s redefining what it means to live, work, and play under one roof.”

The property is located near Wynwood, Midtown and the Design District, with access to dining, cultural and waterfront destinations less than 15 minutes from Miami International Airport.
