East Devon holiday cottages and farmhouse brought to market for £1.9m

Holiday cottage complex Mazzard Farm in East Hill, Ottery St Mary, has been put up for sale with a guide price of £1,995,000.

Real estate agency Savills is marketing the freehold estate on behalf of private sellers Ruud Venneboer and Jacqueline Parker. The property includes a four-bedroom 17th Century Devon longhouse and a series of income-generating holiday lets with sustainability credentials.

The main farmhouse features an open-plan designer kitchen and dining area, lounge, conservatory, office, and four bedrooms – two of which are en suite. A large private garden lies to the rear, alongside an extensive patio area.

Five self-catering holiday cottages, converted from former farm buildings in 2008, are arranged around a central courtyard. A one-bedroom annex adjoins the main house. Each unit includes an open-plan kitchen, dining and living area.

The business is said to maintain consistent profitability and a strong repeat customer base, with around 90% of bookings made directly. It was named Most Ethical, Responsible and Sustainable Business at the 2023 South West England Tourism Awards.

There is scope also for further development on site – such as yurts, shepherd’s huts or safari tents – subject to planning permission. A separate livery yard with stabling, paddocks and woodland extending to around 10 acres is also available by negotiation.

Miranda Ashcroft of Savills Hotel Capital Markets said: “This is a rare opportunity to acquire a highly desirable farmhouse and business opportunity with development potential. In 2024, £12bn was spent on overnight domestic holiday tourism, and in Q1 2025, domestic holiday trips increased by 11% compared with Q1 2024, according to VisitBritain, highlighting the growing demand for UK staycations. As a result, we anticipate strong interest in Mazzard Farm.”

Current owner Venneboer added: “We purchased Mazzard Farm in 2007 and lovingly transformed the outbuildings before opening for business in July 2008. It has been a pleasure to own and nurture the growth of the business, which has gone from strength to strength over the years.

“Along the way, we’ve been honoured with multiple awards, the highlight being named the most sustainable tourism business in the entire South West of England in 2023. As we prepare to pass on the baton, we look forward to embracing new adventures and travel and are excited to see Mazzard Farm continue to thrive under new ownership.”
