UK: Real estate developer, owner and operator Dominus has submitted plans to transform an existing telephone exchange into a 240-room hotel in Camden.

Located at 123 Judd Street, the hotel would be designed by Stiff + Trevillion. Proposals call for opening up the closed-off ground floor to feature a restaurant, café and bar available to both guests and the public.

100 per cent of the building’s substructure and 80 per cent of its structure would be retained during the process. During the strip out works, Reusefully would re-home and repurpose existing lighting and furniture for a community hub in Marylebone.

Dominus is also proposing to create an on-site Camden Hospitality Academy – in partnership with The Springboard Charity and supported by Hilton – which aims to provide training, work experience and jobs for local people.

The project aims to create more than 100 jobs in operation and 99 in construction.

Jay Ahluwalia, principal director of Dominus, said: “This is a great opportunity to breathe new life into an underutilised, tired building in the heart of St Pancras. Our proposals focus on sustainably repurposing the existing building to deliver a best-in-class hotel, while working with our partners to create jobs and training opportunities for local young people. We look forward to working with local stakeholders to bring this vision to life.”

Chris Gamm, CEO of The Springboard Charity, said: “Having spent many years working in Camden, we’re delighted to be working with Dominus on the proposals for an academy space that will provide young people in the area with vital training, skills and job opportunities. Last year, across London we supported 429 people through our training programmes, helping them unlock their potential and move into sustainable careers in hospitality. Partnerships like this are key to enabling us to continue transforming lives and supporting the industry’s future workforce.”

Mike Stiff, chairman of Stiff + Trevillion, said: “These proposals are centred on a sustainable design approach that will sensitively retain, reuse and upgrade the existing building into a new, high-quality hotel. The plans open up the ground floor to create a more welcoming and accessible public realm, including a new landscaped courtyard, café and active frontages to Hastings Street. The designs respond positively to the local architectural context, with layered elevations and recessed upper stories.”

Elsewhere in London, Dominus is converting former offices at 65 Fleet Street and 5-10 Great Tower Street into an 875-bed student housing scheme and a 234-room hotel. The hotel, The Derby London City, Curio Collection by Hilton, is opening in early 2026 and will be the sixth hotel owned by Dominus and managed by Dominus Hospitality.

Highlights:

• Dominus plans to convert a former telephone exchange at 123 Judd Street, Camden, into a 240-bed hotel designed by Stiff + Trevillion.

• An on-site Camden Hospitality Academy, in partnership with The Springboard Charity and Hilton, will offer training, work experience, and local jobs.

• The development is expected to create over 100 permanent hospitality jobs and 99 construction roles.
