Adaptive reuse driving new hospitality value
The redevelopment of the historic Morleys site at 103–111 Mitcham Road reflects Criterion Capital’s commitment to adaptive reuse and sustainable urban regeneration.
The project will preserve the building’s original façade while integrating guest accommodation, ground-floor retail, and F&B outlets to revitalise one of South London’s most dynamic neighbourhoods.
This approach allows the group to optimise existing real estate assets, reduce development timelines, and limit environmental impact—all while creating new hospitality value in areas with strong local demand and limited new supply.
Zedwell expands beyond central London
The Tooting property will become Zedwell’s fourth major hotel in the capital, joining Zedwell Piccadilly Circus and Zedwell Tottenham Court Road. It also follows the brand’s recent launch of Zedwell Tower Bridge, reinforcing its expansion across London’s diversified submarkets.
By investing in secondary London locations, Criterion Capital is pursuing a strategy that combines lower development risk, strong operational performance, and growing domestic demand. The move reflects a wider industry shift toward conversion-based growth models in constrained urban markets.
Positioning for long-term market resilience
With its focus on simplicity, sleep quality, and design efficiency, Zedwell continues to position itself as a strong performer in the urban midscale lifestyle segment.
The new Tooting hotel supports Criterion Capital’s broader ambition to strengthen its London hospitality platform through flexible, high-yield assets aligned with evolving traveller expectations.
Construction is expected to begin in 2026, with opening projected for 2027, depending on final development approvals and contractor appointments.
