AJ Capital makes Colorado hotel buy that will transition to Hilton’s Graduate brand

AJ Capital Partners has acquired Hotel Boulderado in Boulder, Colo., in partnership with longtime owners Frank and Gina Day. After a phased renovation beginning later this year, the hotel will join the Graduate by Hilton collection. Hilton acquired the Graduate Hotels brand from AJ Capital last March.

Hotel Boulderado, which has been part of the Boulder community for more than a century, will undergo updates while maintaining its architectural elements and historical significance. The renovation will include redesigned guest rooms, refreshed public spaces and new food and beverage offerings. The hotel will remain open during the renovation, with completion expected in spring 2026.

“The Boulderado is more than a hotel—it’s the pride of the city, an iconic part of Boulder’s distinct character and charm,” said Ben Weprin, founder of Graduate Hotels and CEO of AJ Capital Partners.

“We are thrilled and honored to partner with the Days, who have been passionate stewards of this beloved property for over four decades. Together, we look forward to honoring the Boulderado’s unmistakable spirit, celebrating its history and introducing thoughtful touches that will elevate the guest experience for generations to come.”

The hotel’s design reflects a mix of Italian Renaissance and Spanish Revival influences. As Boulder’s first luxury hotel, its name combines “Boulder” and “Colorado” to ensure visitors remember their stay. The five-story brick building is a designated city landmark, a member of Historic Hotels of America and listed on the National Register of Historic Places.

The Days cited AJ Capital Partners’ experience with historic properties, including the Chicago Athletic Association, Randolph Hotel in Oxford and Rusacks in St. Andrews, as a key reason for the partnership. “They have the wherewithal to take the Boulderado to the next level,” they said.

Hotel Boulderado is located in downtown Boulder near Pearl Street Mall, the University of Colorado Boulder, Folsom Field, the Boulder Theater and other cultural sites. Guests have immediate access to shopping, dining and entertainment.

Upon completion of the renovation, the hotel will feature updated accommodations while maintaining its historic charm. The Graduate by Hilton collection includes properties that emphasize local character and historic preservation.
