The Ancient Unicorn Inn in Bowes, County Durham, has been brought to market with a freehold asking price of £800,000.

The inn features a bar and restaurant serving 50 covers, as well as a 14-bedroom hotel and a village shop. 

It is a licensed wedding venue, having regularly hosted events and celebrations, and there is a landscaped courtyard which offers outdoor seating.

The inn also contains two-bedroom owners’ accommodation, plus a section of land to the rear of the property, which has planning permission to develop further hotel and residential accommodation.

Situated in a prominent position on the A66, just a short distance from Barnard Castle, the inn benefits from “consistent footfall” from tourists, walkers, wedding parties and commuters. 

With both the North Pennines Area of Outstanding Natural Beauty and the Yorkshire Dales nearby, the area attracts thousands of holidaymakers throughout the year.

The hotel is on the market as the current owners look to relocate abroad.

David Cash, regional director at Christie and Co, is managing the sale and said: “This is a standout opportunity for an experienced owner operator or developer to take on a hospitality business with substantial upside potential. 

“Also included in the sale is a valuable parcel of land to the rear, with current planning permission for a ten-bedroom hotel extension and two five-bedroom residential dwellings, opening up a range of development options including luxury lodges, glamping pods, or a caravan site, subject to planning permission. We expect to receive high levels of interest and encourage interested parties to get in touch.”
