A 27-bedroom hotel in Henley-in-Arden, Warwickshire, has been put on the market with a guide price of £1.45m.
The Henley Hotel, on Tanworth Lane, is being marketed by property agents Bond Wolfe and Enterprise Hotels and Hospitality. The freehold site, which includes a car park for about 50 vehicles, was purpose-built in 1984 and sits on 0.58 acres.
The hotel currently trades on a room-only basis but includes refurbished public areas such as a reception, bar, lounge, dining area, gym, outside seating and a commercial kitchen. It holds a premises licence and previously traded under the Best Western Plus brand.
The building originally had 30 bedrooms, but the creation of upgraded suites reduced the number to 27. All rooms are en-suite and some are adapted for disabled guests.
Public areas include a double-height bar and lounge extension, with doors opening onto a riverside garden and additional seating in an internal courtyard.
The site is located about a mile from Henley-in-Arden, five miles from Warwick and within easy reach of Stratford-upon-Avon, Birmingham, the M40 and nearby train stations.
Managing director of Bond Wolfe James Mattin said: “We are delighted to be bringing The Henley Hotel to market, with its 27 en-suite bedrooms and spacious car parking for around 50 vehicles.
“This property is set in an idyllic location close to the centre of Henley-in-Arden, an affluent area which provides huge opportunities for an owner operator or developer to take it to the next level.”
