Hatherton House Hotel to go to auction after fire incident

The fire-damaged Hatherton House Hotel in Penkridge is to be sold at Bond Wolfe’s October property auction, with a guide price starting at £500k.

The Grade II-listed building on Pinfold Lane includes the former village rectory, dating from 1831. The property formed part of a country club complex in the 1980s and was converted into a hotel in 1991. It has remained vacant since a fire caused significant damage in December 2023.

The two-acre site, which fronts Penkridge Sports Centre and the village railway station, extends to about 34,700 sq ft. It includes 55 former en-suite bedrooms, as well as rooms previously used as bars, function suites, meeting rooms, kitchens, offices and leisure facilities including two squash courts, gyms and an indoor swimming pool.

According to Bond Wolfe, the property would require comprehensive refurbishment throughout but that it offered potential for “a wide variety of alternative uses, including residential development, subject to planning permission”.

The property also offers scope for continued use as a hotel or for conversion to a wedding venue, hospitality, conference centre, health and wellness retreat, care home, education facility, offices or complete redevelopment for residential use.

Bond Wolfe’s livestreamed auction will take place on 23 October, starting at 8.30am. The Hatherton House Hotel is one of 179 lots being offered, with bids accepted online, by telephone or by proxy.
