The Insider Podcast: Episode 2 – Sharòn Cohen Moore

  • Martin Green
  • 7 April 2025
🖤 Over the past decade, luxury retail has undergone a significant transformation from being an "impressive container of product" to creating experiential destinations. This shift has been driven by a democratization process, offering more affordable products to a wider audience. Luxury stores now prioritize customer experience and interaction, with see-through windows replacing closed displays to attract even non-buying clients. Sharon Cohen, having joined Prada in 2014 after working with Studio Fuksas, observed these changes firsthand during his eight-year tenure as director of North Europe, where he oversaw a complete refurbishment in the UK, Ireland, Scandinavia, and the Netherlands. Luxury brands now incorporate hospitality elements, such as cafes and exhibition spaces, to keep clients engaged and extend their in-store experience. With the rise in wealth, top clients are offered exclusive VIP services, including private apartments and flats adjacent to flagship stores. Location strategy is paramount, with brands seeking heritage-rich or strategically safe and stable areas for their stores. Designing luxury retail spaces now involves a focus on flexibility, allowing for quick changes and events to maintain customer interest. The layout must facilitate both commercial goals and memorable experiences. Semiotics plays a key role in design, ensuring that every element conveys the brand's identity and heritage. Luxury brands are seen as the vanguard of creativity, with Louis Vuitton often leading the way in exploring new markets.

  • Martin Green
  • 24 March 2025
🧴 Louise Lisztman launched Dead Sea Dream, a natural skincare brand based on Dead Sea minerals, over two years ago after personal struggles with acne and eczema. The brand's idea stemmed from a transformative trip to the Dead Sea when Lisztman was about 19 years old, during her time at Glion. The Dead Sea, the saltiest and lowest body of water on Earth, is known for its high concentration of essential minerals like magnesium and calcium. Lisztman collaborates with the Dead Sea Revival Project to support environmental conservation, contributing a percentage of revenue to the NGO. The enterprise faced challenges during the COVID-19 pandemic and pivoted from digital marketing to pop-up events and live TV appearances to boost sales. Dead Sea Dream launched with six products and has already garnered multiple industry awards, including the Vegan Beauty Awards and the Pure Gift Awards. Lisztman hinted at launching a new skincare product in three months, following regulatory processes. Her best-selling items include the Nourishing Hand and Foot Cream and the Purifying Mineral Mud Mask. Dead Sea Dream aims to be environmentally conscious, sourcing packaging locally, and considering a sustainable amenities range for hotels, reflecting a commitment to eco-friendly practices.

Europe’s hotel investment market in 2025: the Cushman & Wakefield view

  • Martin Green
  • 6 February 2025
🏡 Cushman & Wakefield's forecast indicates a bullish European hotel investment market for 2025. Hotel investment transactions in Europe rose by 49% year-on-year in H1 2024, with total volumes for 2024 expected to reach €22 billion (a 35% increase). The 2025 forecast anticipates surpassing €25 billion, compared to the record €30.4 billion in 2019. Portfolio sales to private equity investors highlighted in 2024 signal hotels' appeal to capital-rich investors. Despite constrained supply growth due to factors like construction cost inflation and reduced leverage levels, the luxury hotel segment is expected to grow by 4.3% in 2025. Significant openings such as Chancery Rosewood London and Fairmont Golden Prague are on the horizon. Europe's top 15 urban markets will see moderate supply growth at 2.6% in 2025. Last year, the luxury sector's RevPAR growth hit 7.9%, against an average of 5.8%. Corporate and group demand is forecasted to grow almost 15% in 2025, potentially surpassing 2019 levels, reflecting evolving business travel trends and the rise of 'super commuters'.
