Marriott to acquire citizenM for £355 million

🏨 Marriott International is acquiring lifestyle hotel brand citizenM for $355 million, closing expected in 2025 pending US regulatory approval. The deal may include additional earn-out payments up to $110 million based on future brand growth, commencing from the fourth year post-closing. CitizenM's current portfolio boasts 36 hotels with 8,544 rooms, plus three under construction set to open by mid-2026. Forecasted stabilized fees for the portfolio are roughly $30 million annually.

KHP Capital closes $300 million hotel investment fund

📌 KHP Capital Partners closed on $300 million for its sixth real estate fund, with three investments made to date: 240-room hotel conversion in Charlotte, North Carolina, a lifestyle hotel in Seattle, Washington, and the Hotel Viking in Newport, Rhode Island as of April 17. The fund aims for 8-10 projects, translating to ~$1 billion in buying power. Over 10 years, KHP's equity under management reached $1 billion, owning 16 hotels with two additional hotel credit investments. Rowe, Depatie, and Long founded KHP in 2015.

GHA more than doubles its Green Collection

🌏 Global Hotel Alliance's Green Collection expanded by 150% to 472 hotels, launched March 2023. Properties have at least one certification from recognized environmental organizations. Present in 60 countries, 260 destinations. Europe leads with Spain (74 hotels), Italy (57), Germany (54). Regular audits required for certification. 25 out of 45 GHA brands feature properties in the Green Collection.

Offerings include music festivals, wine tastings, art exhibitions, and tours, paired with hotel discounts and F&B experiences. Highlights: 10% room discount at Mondrian Hong Kong, Superior Room upgrade and 15% stay discount at Mondrian Doha, 48-hour passes for The Air House at Mondrian Seoul Itaewon, and 20% restaurant discount at Mondrian Singapore Duxton.

Auberge Resorts Collection appoints EVP global operations

Starhotels acquires Hermitage Hotel Forte dei Marmi

Duetto acquires financial benchmarking platform HotStats

💸 Duetto, a revenue management software provider, acquired financial benchmarking platform HotStats. The HotStats team will join Duetto, but financial terms were not disclosed. HotStats offers financial insights for hotel property performance against competitors. Duetto aims to unify various revenue streams into one platform. Duetto, serving over 6,300 hospitality properties worldwide, was acquired by GrowthCurve Capital last year. The acquisition is set to enhance revenue and profit optimization for hotels. Financial advisory by Houlihan Lokey and legal counsel by Orrick, Herrington & Sutcliffe for Duetto, with Gately plc for HotStats.

IHIF EMEA 2025: Re-globalisation sparks investor pivot

London bank acquired for luxury boutique hotel conversion

🏦 Royal Group, led by Singaporean billionaire Asok Kumar Hiranandani, purchased 63-65 Piccadilly in London for £65 million. The company plans to invest an additional £45 million to convert the former NatWest Bank into a 50-suite luxury boutique hotel. The £110 million project is set to be completed by end of 2026 and could charge £1,000 per night. Architecture firm Ritchie Design Partners is tasked with design services for the transformation.
