💵 Airbnb is introducing a host-only fee model this fall. Starting October 27, 2025, hosts using property management systems will pay a flat ~15.5% commission, ending the split fee where guests paid 14% and hosts 3%. By December 1, 2025, most other hosts will transition. Brazil hosts have a distinct 16% fee. While increasing transparency, the approach may affect competitiveness, particularly for long stays. Trial markets reported up to 17% more bookings.
