February 25, 2026  – Northeast Florida and Georgia’s Golden Isles – Casago, a premier franchise-based vacation rental management company, today announced the expansion of its franchise footprint with the transition of Vacasa’s St. Augustine, Amelia Island, and St. Simons Island markets to Casago First Coast. The markets are now owned and operated by Impact Holdings, a family-run hospitality company with more than 40 years of hospitality experience.

The transition brings enhanced local leadership and market-level decision-making to three high-demand coastal destinations while maintaining continuity for homeowners and guests. Existing field teams remain in place, continuing to provide on-the-ground service and support, now empowered by Casago’s locally driven franchise model and additional operating resources.

Casago First Coast is led by Jatin Kanji, a North Florida native and longtime hospitality operator, alongside the Impact Holdings leadership team. Impact has built and operated businesses across Florida for decades, with experience spanning hospitality, residential, and consumer service sectors. The group cited deep regional knowledge, long-term relationships, and disciplined operations as key reasons for acquiring the markets.

Jatin Kanji, Franchise Partner, Casago First Coast said: “At Impact, we believe the best service comes from operating in regions we truly know, and Northeast Florida and Coastal Georgia are home turf for us. From the historic appeal of St. Augustine to the coastal character of Amelia Island and St. Simons Island, and the strength of surrounding beach communities, this region represents an exceptional opportunity to deliver hospitality with local accountability and long-term focus.”

Homeowners across all three markets will see no changes to their existing management agreements, including management fees. Agreements will be assigned to Casago First Coast, supporting a seamless transition designed to prioritize stewardship, transparency, and consistent guest experiences.

“Our focus is not disruption, but elevation. We’re building on a strong foundation with experienced local teams and loyal homeowners, and Casago’s franchise platform allows us to pair local ownership with national systems, technology, and support” concluded Kanji.

Steve Schwab, Founder and CEO of Casago said: “Vacation rentals have always been a relationship business, and the closer decisions are made to the homes themselves, the better the outcomes are for homeowners, guests, and local teams. We’re excited to welcome Jatin Kanji and Impact Holdings into the Casago franchise network. Their longstanding presence in Northeast Florida and commitment to disciplined, local operations align perfectly with how Casago was built and how we continue to grow.”

Casago’s franchise system is built on local accountability, empowering operators to respond quickly with market-specific insight while benefiting from national scale. The majority of Casago franchise partners are recognized as Airbnb Superhosts, Vrbo Premier Partners, or both, reflecting the company’s emphasis on hospitality execution and owner advocacy.
